Repair or replace: how we decide

Most roof calls come down to one question: does this roof have years left, or is money spent on repairs money wasted? We answer it from the roof, not from the driveway. Derek checks the shingle condition, the flashing at chimneys and walls, the pipe boots, the valleys, the decking from the attic side where possible, and the ventilation.

If the roof has life in it, we tell you that and quote the repair. If it is at the end, we show you why in photos and quote the replacement. Either way you get a written scope and you make the call.

Shingle or metal

Architectural asphalt shingles are the standard for most houses in Circleville, Ashville, Chillicothe, and Lancaster: cost-effective, proven in Ohio weather, and available in colors that fit older homes and newer subdivisions alike. Standing seam metal costs more up front and makes sense for farmhouses, outbuildings, and homeowners who want a roof they do not plan to replace again.

What a Silcott roof job includes

Tear-off down to the decking, replacement of rotted or soft decking, ice and water shield in the valleys and along the eaves, synthetic underlayment, new drip edge, new flashing where it is needed, ridge ventilation sized to the attic, and a magnetic sweep of the yard for nails before we leave. Manufacturer installation specifications are followed on every roof.

Do you work on houses outside Circleville?

Yes. Our office is in downtown Circleville and we work across roughly a 30-mile radius: Pickaway County, Ross, Fairfield, Fayette, Hocking, and southern Franklin County. Farther out, call and ask.

Is the inspection really free?

Yes. The roof and exterior inspection, including photos, costs nothing and comes with no obligation. You get a written scope if we find work worth doing.

Who will be on my roof?

Derek Barton owns the company and runs the jobs. He is the person who inspects your roof, writes the scope, and is on site for the work.

Do you handle insurance claims?

We inspect, document the damage with photos, and can meet your adjuster on site. The claim decision is between you and your insurer. We never offer to cover deductibles.
