Signs a roof is due
Shingles that are cupping, cracking, or losing their granules into the gutters. Bald spots after a wind storm. Flashing that has been tarred over more than once. Stains on the ceiling that come back after every repair. A roof from the 1990s or early 2000s on a subdivision home in Grove City, Canal Winchester, or Ashville is often at that point now.
None of those alone means replace. Together they usually do. The inspection settles it.
Why we tear off instead of laying over
Ohio code allows a second layer of shingles in some cases. We do not do it. A layover hides rotted decking, traps heat that shortens the life of the new shingles, and makes the next replacement cost more. Tearing off lets us see and fix the deck, run ice and water shield where Ohio winters demand it, and start the new roof on a clean surface.
How long a replacement takes
Most single-family roofs in our area are torn off and reroofed in one to two working days once materials are on site, weather permitting. Larger or steeper roofs and roofs with extensive decking repair take longer. You get the plan and the schedule in writing before we start, and we protect landscaping, siding, and the driveway while we work.
What it costs
Every roof is quoted from the actual measurements, pitch, layers, decking condition, and the material you choose. We do not publish prices because two houses on the same street can be very different jobs. Will you replace only the damaged side of the roof?
Sometimes, if the rest of the roof is sound and the shingles can be matched. The inspection tells us whether a partial replacement makes sense or just delays the full one.
Do you pull permits?
Where the township, city, or county requires a permit for a roof replacement, we handle it and schedule any required inspection. The written scope notes whether one applies to your address.
What about the gutters during a replacement?
We protect them during tear-off. If they are at the end of their life, replacing gutters at the same time as the roof is usually the cheapest time to do it, and we can quote both.
Can you match my neighbor's roof or my HOA color?
